All you have to do is look at the auction process. All requirements are listed at the beginning so there are no ifs and buts. In my experience ( 40 years) it’s usually the solicitors covering their own interests that delays the process. The lenders put pressure on them so naturally if the have their feet to the flames they will proceed with caution. Once an offer is accepted then there should be a financial commitment and this would stop most of the shenanigans.

Well if we take Wales as the template then as a corporate landlord we have Rent smart Wales registration then we pass an exam every 5 years to obtain the Rent smart Wales license. As this covers the same legislation you would think it would stop there. The answer is no, if we have any HMOs then we have mandatory licensing ( 2004) then smaller HMOs now attract selective licensing ( depending on area) and this has now been extended to cover converted blocks of flats ( again area dependent) so we currently hold 4 separate licenses which effectively cover all the same areas. Whilst this may make the property safer for the tenants it’s also doubled the rent in the last few years as eventually someone gets to pay for it. So in essence the tenants will pay financially, emotionally or in their time. Meanwhile landlords are leaving slowly but steadily

Ben Beadles is not successful at defending landlords as his goal is to make the NRLA profitable so more regulation gives him the opportunity to create more courses under the guise of making landlords more professional Paul Shamplina and Eddie Hooker are not experts they are running landlord support businesses who again profit from more legislation, all these guys forgot about defending landlords a long time ago they are all about the money Landlords are being hung out to dry

Knee jerk policies that aren’t thought through always create issues such as these. I really don’t like this feature that creates the idea that somehow there is tax dodging going on- the rules are clear, if a property is mixed use then it doesn’t attract any part of the surcharge ( which isn’t moral it’s a political sop to the bloody lefties) Typically HMRC now realise their pants are around their ankles and start a ‘consultation’ we all know the decision has been made. Legalised theft!

Whilst I agree that converting a property from residential to commercial ie short term lets or holiday lets should require planning permission the rest of the welsh governments ideas are complete codswallop. How can you force who a seller sells to? How can you force people to work where they grew up and why should they even have the right. In fact most second homes in the holiday areas WAG are looking at have been passed down through generations so this is more posturing and rubbish being spouted out. They will skew the property market and no doubt will create unintended problems. As usual !
